The home buying process made easy

Buying a home is a process just like buying a car. First you need to find out what you need to do to make your dreams of owning a home come true. So what do you do first. 1) Make sure everyone in making the decision in purchasing a home is in agreement. To many times one person may be ready, but the other person isn't. No need to start the process if everyone isn't on board to make the dreams of home ownership become a reality. 2) Get Pre qualified. It's "Free". Shop around to different lenders and mortgage companies to find out which one can offer you the better options and which one can possibly write "down payment assistance programs" 3) Now your ready to contact a Realtor. Sit down with a Realtor. You need someone on your side working for your best interest in this transaction. Rather it a resale home or a brand new home you need assistance. 4) Choose homes that meet your needs and start looking for homes. 5) Submit an offer, if your offer is accepted now things will start to move fast. 6) During the option period "get an inspection". It's your right as a buyer to have the home inspected. 7) Negotiate repairs during the option period with the seller so all can come into agreement. 8) Your lender will start asking for a lot of documents to get your approval thru the underwriting department. Remember the first step was just getting a generic pre approval letter. Now it's time to start verifying the information. 9) Next, your lender will order the appraisal. This takes time if it's a VA loan it can take up to 10 days. 10) When the appraisal comes into the lender, if the home is worth sales price and no repairs are needed your file will proceed back to underwriting for final approval. If the home needs repairs you and the seller can negotiate repairs and if the home doesn't meet the sales price you and the seller can re-negotiate the selling price. If you can come to terms with the new price "GREAT" you can move forward but if not you can choose to back out of the deal. 11) Next, get insurance quotes have your insurance provider contact your lender once you select a policy 12) Buyer's Walk thru. You will complete this with your Realtor before closing to ensure the home is in order. 13) Clear to close. Time to head to the title company to sign on the dotted line. Hope this helps.
