SHORT SALE LISTINGS IN HOUSTON

Short sale homes or "pre-foreclosure" homes can be a great way to save money on buying a home, but it is a transaction that will require a lot of patience.

A short sale is a sale of real estate in which the proceeds from selling the property will fall short of the balance of debts secured by liens against the property, and the property owner cannot afford to repay the liens' full amounts and where the lien holders agree to release their lien on the real estate and accept less than the amount owed on the debt.[1] Any unpaid balance owed to the creditors is known as a deficiency.[2][3] Short sale agreements do not necessarily release borrowers from their obligations to repay any shortfalls on the loans, unless specifically agreed to between the parties.

A short sale is often used as an alternative to foreclosure because it mitigates additional fees and costs to both the creditor and borrower.

If the lender agrees to a short sale, they will set a minimal price they will accept and that is how you as a buyer "SAVE MONEY". For example; A home can be worth $200k however the current owner owes $205k they are as we would say about a car "upside down" but they may also be unable to pay the mortgage any longer due to loss of job, 401k, divorce, illness etc.. The lender will establish the value, how much the borrower still owes and how much after reducing their fees, late fees accessed etc. will they allow the seller to sell the property. Let's say the lender approves the short sale and the sales price is $185k you can now purchase this home with $15k worth of immediate equity and that's how you save money on buying a short sale home.

Your credit and buying a home for sale in Houston

Your credit and buying a home work together. Let's face it without good credit the likelihood of you owning a home is very limited. However, you can take charge of your credit with just a few simple things that can change your scores drastically. Now, first let me say if you are looking for a 100+ score increase overnight, it's not going to happen. Just as it took time for you to accumulate bad credit, it's going to take time, work and effort on your part to move toward having good credit.

We've all been there; made bad choices in our youth, student loans, divorces, let go from work, living payday to payday, payday loans and the list just goes on and on and on, but if you believe you are not defined by your past mistakes then there is a better and brighter credit future awaiting for you.

Here are some simple steps to get you started (suggestions no required):

Pay down your debt! Yes, having low balances on your credit cards (below 30%) increases your score because it shows you are responsible when you are extended credit.

Credit Cards are a must! Yes, you must have two open lines of credit. Not having any credit cards you are missing out on the points that are available for you.

Student Loans! No matter how old they don't just go away. In order to get a government backed loan you must be in good standards with the government i.e. student loans. Call them and get back on track.

Disputes! Stop paying a $100 a month or more to file disputes when you can dispute these items yourself for free. Get your FREE annual credit report online and follow the instructions

Pay your debt ON TIME! Paying your debt on time is key. Who wants to loan someone a $100000.00 if they can't pay a $500 credit card on time (just makes sense)

Co-signers beware! Have you co-signed for someone? Well you are on the hook for that debt. Try to get removed from it if at all possible and quick.

These are just something's we have found that work but it takes time. We are not a credit repair company but these are just minor things that if you do them with time you will be on your way to Home Buying Credit.

The home buying process made easy

Buying a home is a process just like buying a car. First you need to find out what you need to do to make your dreams of owning a home come true. So what do you do first. 1) Make sure everyone in making the decision in purchasing a home is in agreement. To many times one person may be ready, but the other person isn't. No need to start the process if everyone isn't on board to make the dreams of home ownership become a reality. 2) Get Pre qualified. It's "Free". Shop around to different lenders and mortgage companies to find out which one can offer you the better options and which one can possibly write "down payment assistance programs" 3) Now your ready to contact a Realtor. Sit down with a Realtor. You need someone on your side working for your best interest in this transaction. Rather it a resale home or a brand new home you need assistance. 4) Choose homes that meet your needs and start looking for homes. 5) Submit an offer, if your offer is accepted now things will start to move fast. 6) During the option period "get an inspection". It's your right as a buyer to have the home inspected. 7) Negotiate repairs during the option period with the seller so all can come into agreement. 8) Your lender will start asking for a lot of documents to get your approval thru the underwriting department. Remember the first step was just getting a generic pre approval letter. Now it's time to start verifying the information. 9) Next, your lender will order the appraisal. This takes time if it's a VA loan it can take up to 10 days. 10) When the appraisal comes into the lender, if the home is worth sales price and no repairs are needed your file will proceed back to underwriting for final approval. If the home needs repairs you and the seller can negotiate repairs and if the home doesn't meet the sales price you and the seller can re-negotiate the selling price. If you can come to terms with the new price "GREAT" you can move forward but if not you can choose to back out of the deal. 11) Next, get insurance quotes have your insurance provider contact your lender once you select a policy 12) Buyer's Walk thru. You will complete this with your Realtor before closing to ensure the home is in order. 13) Clear to close. Time to head to the title company to sign on the dotted line. Hope this helps. VETERANS TIME TO USE YOUR HOME BENEFITS

VA will guarantee a maximum of 25 percent of a home loan amount up to $104,250, which limits the maximum loan amount to $417,000. Generally, the reasonable value of the property or the purchase price, whichever is less, plus the funding fee may be borrowed. All veterans must qualify, for they are not automatically eligible for the program.

VA guaranteed loans are made by private lenders, such as banks, savings & loans, or mortgage companies to eligible veterans for the purchase of a home, which must be for their own personal occupancy. The guaranty means the lender is protected against loss if you or a later owner fails to repay the loan. The guaranty replaces the protection the lender normally receives by requiring a down payment allowing you to obtain favorable financing terms.

Save on your homes utility bills and home owners insurance
